Garage Conversions

Most garages end up full of boxes. Converting yours is one of the most cost effective ways to add a proper room to your home, whether that is a lounge, playroom, home office, bedroom or utility with a downstairs toilet. Paul handles the whole job: removing the garage door and building up the opening with a new window, raising and insulating the floor, lining and insulating the walls, plastering, electrics, heating and the doorway through to the house. Everything is done to building regulations and signed off.

  • Garage door removed and opening built up
  • Damp proofed, insulated floor
  • Insulated stud walls, boarded and skimmed
  • New doorway knocked through from the house
  • Electrics, heating and lighting
  • Building control sign off

Knock Throughs and Wall Removal

Want a big open plan kitchen dining room instead of two small rooms? Paul has been taking out walls, including load bearing ones, for decades. The wall is propped safely, a steel beam or lintel goes in on padstones, then everything is plastered and made good so it looks like it was always that way. He can also form new doorways, widen openings and fit patio or French doors.

  • Load bearing and stud walls removed
  • Steel beams and lintels installed
  • Acrow propping done properly
  • New doorways and wider openings
  • Patio and French door openings
  • Plastering, flooring and electrics made good

Downstairs Toilets

A downstairs toilet makes a real difference to family life and can add value when you sell. Most homes have room for one, under the stairs, off the hallway, in a corner of the utility or as part of a garage conversion. Paul builds the partition, sorts the waste and water, fits the toilet and basin, adds an extractor fan, then tiles and finishes it ready to use.

  • Under stairs and hallway cloakrooms
  • Toilet, basin and vanity fitted
  • Waste connected (macerator if needed)
  • Extractor fan and lighting
  • Tiling and decorating
  • Plumbing and electrics by qualified trades

“Absolutely excellent job! Paul carried out a garage conversion and knock through for an internal door. The work has been completed to an extremely high standard and throughout the job Paul was keeping me informed on what would be happening next and timeline. Paul himself is very personable and clearly takes a lot of pride in his work. I have no hesitation in recommending him if you ever need work done.”

Remove Wall Between Kitchen and Dining

“Needed an internal wall knocked down and rewiring of a switch and couple sockets along with plastering. All done with efficiency, professionalism and at a very very high standard. I have had previous tradesman who left my house in a worse condition and Paul even offered to fix the issues they caused. I would strongly recommend you use Paul and KD over anyone on here. It's not even a debate. He is the best about so get him booked in and let him turn your home into that dream home you wanted.”

“We couldn't be happier with the work carried out by Paul and would highly recommend him to anyone looking for a reliable, professional and genuinely lovely builder. From start to finish, Paul was fantastic. He had excellent timekeeping, great communication and was always polite, friendly and respectful of our home. He explained everything clearly, kept us informed throughout and the quality of his work was excellent. Everything was completed to a really high standard, and we were extremely pleased with the finished result. We're so pleased with the work that Paul is actually coming back to help us with our porch this weekend! Thank you so much, Paul. We wouldn't hesitate to recommend you and will definitely be using you again for future work.”

Questions homeowners ask

Do I need planning permission for a garage conversion?

Usually not if the work is internal and the outside appearance does not change much, but you will need building regulations approval. Some estates remove permitted development rights, so it is always worth checking. Paul will talk you through it.

Can you remove a load bearing wall?

Yes. The wall is propped, a steel beam or lintel is installed to the right size, and building control is involved where needed.

How long does a garage conversion take?

It depends on the garage and the finish, but Paul will give you a realistic timeline with your quote and keep you updated throughout.

Where can a downstairs toilet go?

Under the stairs, off a hallway, in a utility room or as part of a garage conversion. Where there is no easy drain, a macerator can be used.

Do you do the electrics and plumbing?

Yes, Paul works with trusted qualified trades so the whole job is covered.

What areas do you cover?

Whitley Bay and across North Tyneside and the coast.
